Facilities Operations Manager – Dalian and Beijing-003
This position will be responsible for managing facilities operation activities, maintenance of equipment, machinery, buildings and other facilities, and coordinating Landlord provided services. This position is under APJ Global Facilities with reporting relations back to Greater China Northern Region Facilities Manager in Shanghai. We are seeking an individual to take on this in-region leadership position and deliver in the following areas:
• Develop relationships and build partnerships with key individuals in all organizations taking the lead for facilities in Dalian. Balance the needs of corporate, country, region and individuals to deliver required results.
• Develop FY objectives and targets for Dalian based initiatives in line with regional ones. Implement local initiatives and programs as required.
• Accountable for supporting all facilities operations activity, space planning and landlord daily interactive activity.
• Plan, budget and schedule for minor facility modifications, including estimates on equipment, labor, materials and other related costs
• Plan, budget and deliver on all financial objectives – CAPEX and OPEX forecast and control, direct budget management for individual projects and facilities cost centers.
• Manage facilities operations to perform maintenance and preventive maintenance for building facilities (air-con, heating, power, etc.) and associated services to maintain an appropriate environment.
• Manage daily workplace services including housekeeping, office decoration, cafeteria, office equipment maintenance, mail service, reception desk, etc.
• Manage office fixed assets including purchase and disposal.
• Co-work with EHS&S in compliance of corporate standards and oversee compliance with safety standards.
Required skills and experience:
• Facilities operation or related field with minimum of 2 years work experience with international companies. At least 5 yrs experience managing people and office type facilities.
• Knowledge of all aspects of facilities operations.
• Effective communication skills at all levels.
• Versatility to work cross-functionally as well as work independently.
• Negotiation ability to work with external parties (service provider, property management company, real estate agent, etc.).
• Self-discipline and proactive for complex problem.
• Proficient in English and computer skill.
